This is the responsibility of the tenant.
During office hours 9am-5:30pm Monday-Friday please contact the office any maintenance issues. Outside these hours, all our tenants are provided with a 24hour emergency contact number.
Your deposit will be protected with the Deposit Protection Service for the duration of the tenancy. At the end of the tenancy this will be directly returned via the DPS less any agreed costs for malicious damage/unpaid rent and any repairs deemed necessary to revert the property back to its original condition.
A security deposit is required in case of any of damage or dilapidation of the property during your tenancy. We are a member of the Deposit Protection Service (DPS) the UK’s biggest provider of deposit protection. Your deposit will be securely held and protected with the DPS throughout the duration of your tenancy.
For identity we require a photo style driving license or passport. If you are not a UK citizen of the European Economic Union then you will need to provide evidence of official permission to live in the UK for the term of the proposed tenancy.
The fee required is £120+VAT (non refundable) per applicant.
References are required to obtain the applicants’ credit history, right to rent and confirmation of ID. These references will confirm if you are a suitable applicant for the property and will provide the landlord with peace of mind.
The majority of landlords, do not allow renting with pets due to the risk of damage to their property.
Adams & Styles have an experienced and fully insured in house maintenance team to ensure all works are carried out to a professional standard. However, you are entitled to appoint your preferred contractor as long as they are both qualified and insured.
Adams & Styles can still take on the management of your property regardless of if you already have an on-going tenancy.
