Can I use my preferred contractors for required works?
Adams & Styles have an experienced and fully insured in house maintenance team to ensure all works are carried out to a professional standard. However, you are entitled to appoint your preferred contractor as long as they are both qualified and insured.
Can I appoint a managing agent if I already have my own tenants?
Adams & Styles can still take on the management of your property regardless of if you already have an on-going tenancy.
Do landlords allow renting with pets?
Many landlords, avoid the risk of allowing to rent their investment property is the most valuable thing they own. Landlords do allow renting with pets or children. However, despite how careful a tenant is, a rented property with pets or children living in it is more vulnerable to damage. Many landlords try to avoid this risk. Check the tenancy agreement or check with your letting agent.
Does a tenant or landlord pay for utility bills and council tax?
The tenant is often responsible for bills such as gas, electricity and water, as well as council tax and the TV licence. Details of bill responsibility will be included in the tenancy agreement.
How do I know I am getting a good tenant?
Adams & Styles are registered with the NLA (National Landlord Association) and process all referencing through this established association. A full tenancy check on the applicant will be undertaken. These references will confirm if the applicant is applicant for the property and will provide the landlord with peace of mind.
Does the landlord need to pay an additional cost to the agent to deal with utility companies, liaising with personal contractors, freeholder, building managers and insurers incur extra charges?
This is included within the standard management fee. All Adams & Styles need is for you to confirm authorisation to the provider to liaise with us on your behalf and we will assist where possible.
Which certificates do I need before letting my property out?
A valid gas certificate (cp12) which is required by law and carried out on an annual basis.
A energy performance certificate (epc) which is required by law and is valid for 10 years.
An electrical certificate (NIC) is a landlords safety net to ensure electrics are of good working order however this is not a legal requirement.
If you are a freeholder of a property with communal areas, by law an asbestos report is required. E.g. A block of flats or HMO property.
Is the rent guaranteed?
Adams & Styles offer a variation of ways you can let your property, one of which includes guaranteed rent.
Adams & Styles can provide landlords with the opportunity let their property with a guaranteed rent scheme. The benefit of this scheme is the landlord will continue to receive their monthly rent despite whether the property is occupied or vacant.
