Rental Valuation

Choosing which Agent to instruct
Before you start renting out your property we will need the compulsory certificates in order to proceed. We require an EPC (Energy Performance Certificate), Gas Safety Cert and NIC/EIC Cert. You should also check if your agent can organise these certificates on your behalf or if you need to arrange this yourself. Adams & Styles can arrange these for you.

It is vital to present your property in a suitable condition as it critical to a successful let. Our valuer will advise you on site whether the property is suitable for rental and if any works are needed to be carried out. We highly recommend that you address any DIY jobs you’ve been meaning to accomplish before renting out your property in order to prevent any delay in finding a tenant
Organising your property for tenancy
Before renting out your property for the first time we highly recommend you aquire a proffessional and fully detailed inventory. This is a listing of all the contents of a property and a record of the condition of the property. Adams and Styles can arrange this out for you on your behalf at an extra cost depending on the size of your property
Marketing your property
We recognise the importance of marketing to attract quality tenants. We aim to give your property the maximum exposure in our comprehensive marketing package including exposure on our website, full property details in colour and advertising on UK’s biggest property potals
Viewings
At Adams & Styles we arrange and accompany all viewings by one of our negotiators to help let your property
Potential tenant offers
Once we have found a suitable tenant for your property we will request to collect one weeks rent from the potential tenant as a non-refundable deposit in order to reserve the property whilst the terms and conditions are negotiated between the Landlord and the tenant or the managing agent
Offer accepted
- Once an offer has been agreed we will then carry out the following whether your property is managed or not.
- Conduct references and ID Checks on Tenants
- Collect and register the deposit (Where legislation dictates)
- Carry out moving in
- Arrange for an inventory and schedule of condition to be drawn up (This applys at an extra cost)
- Draw up a legally correct tenancy agreement
Completion
Once the paperwork has been completed and we have received all monies from the tenants they can then move in. The property must be ready at this stage having taking meter readings, informing the energy suppliers and council with the tenants names. Adams & Styles will then require 3 sets of keys for all doors, windows and letter boxes
Renewal
Adams & Styles will renew the tenancy (if applicable), we will advise the landlord of market trends and if possible achieve a rental increase
